You take what matters to you and tell me what you want to leave. Whatever remains after you move out is my responsibility, I handle the cleanout at my own expense. You don't need to haul furniture, donate boxes, or manage a cleanout crew.

**Is it worth comparing your offer to a traditional MLS sale?**
Yes, and I encourage you to do so. A realtor's top-line number may be higher, but you should also factor in their commission (typically 5-6%), any repair or staging costs, months of carrying costs while listed, and the inconvenience of showings.
