A listing that expires is more than just a missed sale, it's months of your life spent waiting, keeping the house show, ready, dealing with lowball offers and time, wasting buyers, and ultimately ending up in the same position you started in. Sometimes the issue was price. Sometimes the condition was the problem. Sometimes the timing was off and the market moved in the wrong direction while you were listed. Whatever the reason, if your listing expired or you've pulled the house off the market, I want to have a different kind of conversation with you.

I buy houses throughout Virginia and Maryland that have sat on the MLS without a successful sale. I don't need the house to be in perfect condition, I don't need the price to be what you hoped for, and I'm not going to waste your time with endless negotiations. I walk the property, I give you a number, and if it works, we close.

## Why Houses Don't Sell and What That Means for Me

The most common reasons a house sits on the MLS: it needs significant work that retail buyers don't want to take on; it has a specific issue that appeared in inspections and scared buyers off; it's priced above what the market will pay after buyers factor in renovation costs; or the showing experience simply didn't convert to offers. For me, none of these are disqualifying. They're just context that I factor into how I price.

I also see sellers who listed, got an accepted offer, and then watched the deal fall apart at inspection, sometimes more than once. This is a particularly draining experience. The house was 'sold' and then it wasn't, and now you've got inspection reports floating around that create new disclosure obligations. I don't do home inspection contingencies. When I agree on a price with you, I close. Period.

## Frequently Asked Questions

**My listing expired without a sale. Does that change your offer?**
No. I don't care whether the house was listed or not, or how long it sat. My offer is based on the property's condition and location, not its MLS history. An expired listing is just a house that needs the right buyer, and I might be it.

**I got offers but deals kept falling apart at inspection. Will you do an inspection contingency?**
No. I buy houses as-is. I do a walkthrough to understand the condition, and I price based on what I see, but I don't do an inspection contingency that can kill the deal after we've agreed on a price. When I say I'll buy your house, I mean it.

**What if I'm not sure the price I'm hoping for is realistic?**
Tell me the address and tell me your number. I'll give you an honest response, either I can meet it, I can come close, or I'll tell you what I can actually pay. Either way, you'll have a real data point that's more useful than guessing.

**How is selling to you different from relisting on the MLS?**
Relisting means more months on the market, more showings, more waiting, more carrying costs, and another commission payment if it sells. Selling to me means a check in two weeks, no commission, and no contingencies. The tradeoff is that my offer is likely lower than a perfect retail sale, but a perfect retail sale already didn't happen. I'm the alternative that actually closes.
