Yes. I've bought houses where the structure was significantly compromised by fire. I do a structural assessment as part of my walk, through and give you an offer that reflects the actual scope of damage and what it will take to restore. Severe damage means a lower offer, but I'll still make one.
What if my insurance claim isn't settled yet?
We can still discuss the property and give you an indicative offer. The structure of the sale depends on how the insurance claim is being handled, specifically, whether the claim rights can transfer with the property or need to be settled before closing. I've worked through both scenarios and my title attorney can advise on which applies to your situation.
Do you buy houses with water damage from flooding or a burst pipe?
Yes. Water damage is one of the most common conditions I see, whether it's from a flooding event, a burst pipe, a roof leak that went unaddressed, or a sump pump failure. Mold may follow water damage; I buy mold, affected properties too.
Can I sell a house with an open permit for fire or water remediation?
