# Fire or Water Damage? *I Still Buy It.*

**Fire & Water Damage**

Fire damage, water intrusion, smoke, storm damage, I buy houses in any condition throughout Virginia and Maryland. No repairs, cash offer, close fast.

A fire or major water event changes everything. The house you knew is gone, or at least severely compromised, and now you're dealing with insurance adjusters, remediation contractors, city inspectors, and the emotional weight of what happened. The last thing you want to navigate is a complicated real estate sale on top of all of it.

I buy houses with fire damage, water damage, smoke damage, and storm damage throughout Virginia and Maryland. Whether the damage was recent or years ago, whether remediation was completed or never started, whether the insurance claim is settled or still open, I'll make you a real offer based on what's there.

## Where Things Stand with Insurance

If you've already received an insurance settlement, that money is yours to keep, it doesn't affect what I pay you for the house. Some sellers use the insurance proceeds to offset the gap between my offer and what they need to close; others put it in their pocket and sell the damaged property at a discounted price. There's no right or wrong answer, and I'll help you think through the math.

If the insurance claim is still open or in dispute, that's a more complex situation, we'll need to understand what rights transfer with the property and how the settlement will be handled. I've worked through these situations before, and my title attorney knows how to structure it correctly.

Partial demo situations, where remediation was started but not completed, or where a contractor did some work and then the project stalled, are also common. A house with three of four damaged rooms remediated and one still open is complicated to sell conventionally. I buy these as-is. You don't need to finish the work before closing. Fill out the form and I'll call you today.

## Frequently Asked Questions

**Do you buy houses where the fire damage is severe?**
Yes. I've bought houses where the structure was significantly compromised by fire. I do a structural assessment as part of my walk, through and give you an offer that reflects the actual scope of damage and what it will take to restore. Severe damage means a lower offer, but I'll still make one.

**What if my insurance claim isn't settled yet?**
We can still discuss the property and give you an indicative offer. The structure of the sale depends on how the insurance claim is being handled, specifically, whether the claim rights can transfer with the property or need to be settled before closing. I've worked through both scenarios and my title attorney can advise on which applies to your situation.

**Do you buy houses with water damage from flooding or a burst pipe?**
Yes. Water damage is one of the most common conditions I see, whether it's from a flooding event, a burst pipe, a roof leak that went unaddressed, or a sump pump failure. Mold may follow water damage; I buy mold, affected properties too.

**Can I sell a house with an open permit for fire or water remediation?**
Open permits can complicate a financed sale but don't prevent a cash sale in the same way. I've bought properties with open remediation permits in Virginia and Maryland. It gets addressed in the title work and closing process. Reach out and let me know what you're dealing with.
